EXPERIENCE: Central District Revitalization Strategies

Downtown Davis Urban Design Plan

RACESTUDIO and Winter & Company assisted the City of Davis prepare an urban design framework and design guidelines for the historic downtown and adjacent neighborhoods. The planning included six community workshops where participants identified desirable features to be conserved, urban design concepts and design guideline objectives.

 

 

 

 

Davis Downtown and Traditional Residential Neighborhoods Design Guidelines has received a 2002 Honor Award from the Sacramento Valley Section of the APA.

Downtown Napa

RACESTUDIO and Andy Plescia & Company assisted the City of Napa Community Redevelopment Agency prepared a downtown infill housing and mixed-use strategy. The plan included community workshops and skakeholder meetings. The strategy process tested seven mixed-use and residential prototypes for financial feasibility and made implementation recommendations. The report included urban design concepts and an action plan.

 

 

 

 

South Downtown Urban Design Plan, Reno, NV

RACESTUDIO is assisting the City of Reno prepare a revitalization strategy for the downtown cultural, residential, commercial and government office district south of the Truckee River. The planning includes land use, transportation, and urban design concepts.

 

 

Downtown Sacramento Action Plan

In 2000-2001 RACESTUDIO assisted the City of Sacramento Downtown Development Group and in 1997 the Sacramento Housing and Redevelopment Agency in updating to the Action Plan for downtown projects. Having implemented the twelve priority projects Mr. Race assisted in preparing strategies for in 1987, the City and Agency sponsored an outreach program to update the Action Plan.

The 2005 Downtown Sacramento Redevelopment Strategy provides a set of priorities and actions that will guide City and Redevelopment reinvestment over the next five years. The Strategy is intended to implement existing policies for Downtown and the Merged Downtown Redevelopment Area; review market opportunities; update the existing 1995 Five-Point Strategy and Redevelopment Implementation Plan for Downtown; and provide a five-year action and monitoring plan.

 

 

 

 

Downtown Infill Development Strategies, Glendale, CA

RACESTUDIO is assisting the Glendale Redevelopment Agency prepare infill development concepts and guidelines for new in-town neighborhoods. The planning includes identifying opportunity sites, facilitating community and policymaker workshops and study sessions, and preparing concept plans for infill neighborhoods.

 

 

 

Downtown Indianapolis 2020 udat

Bruce Race was recruited to lead an urban design assistance team to prepare alternative development strategies for the southern portion of Indianapolis' Regional Center. The planning included considerations for a new stadium, in-town corporate campus expansion, housing, a new intermodal station and riverfront development.

 

 

 

Mid Market Plan, San Francisco

RACESTUDIO has provided strategic urban design services to the San Francisco Redevelopment Agency for the Mid Market Redevelopment Survey area.

Strategies are focusing the creation of three districts: a mixed use commercial and loft housing district; theater and entertainment district; and a shopping and visitor district.

 

 

 

Johnson City, Tennessee

The principal urban center for Eastern Tennessee and a regional population of 400,000, Johnson City prepared a plan for a cultural district 1996. RACESTUDIO was selected to prepare the plan through a public process. The process included:

· Alternative Futures Community Workshop

· Cultural Organizations Workshops

· Interviews of Stakeholders

The development program includes a new central library, performing arts center, visual arts galleries, Hands On Museum, and 50,000 SF of arts, retail and entertainment uses.

The plan included a site development strategy, illustrative presentation materials, newsletters, and an action plan.

In 1997 RACESTUDIO prepared design guidelines and a Cultural Facilities Master Plan.

Downtown Modesto Action Plan

RACESTUDIO assisted Modesto's Redevelopment Agency in preparing an action plan for downtown. Mr. Race assisted in the preparation of a 20 year revitalization strategy for the Agency in 1994. In 1996, he was invited to facilitate a study session with the Agency and other downtown stakeholders and prepared a summary newsletter.

The action planning has featured four broad initiatives for the 2,000 acre redevelopment area. These include:

· Office and Specialty Retail Core

· Cultural, Arts and Community Activities

· Governmental Center

· Industrial Park
